Job Summary:
The primary focus of the Property Manager is to enhance the value of the property or properties while maintaining an “owners perspective” to the entire project. This individual will manage the financial, operational and personnel functions on a day-to-day basis in order to provide the ownership with frequent evaluation of the property and to maintain the Owner’s asset in Class A condition. Must interact frequently with tenants, contractors, and vendors to provide up-to-date center direction and information about the market and other factors that may affect the property.
Specific Duties and Responsibilities:
- Lease Administration – Monitor and enforce all aspects of lease administration.
- Budgets and Reporting – Prepare initial budget. Prepare accurate monthly reports including operating statement variances and forecasts, accounts receivable/delinquency reports including variance comments and action plans for keeping budgets on track.
- Personnel - Direct and supervise all staff related to the property directly or through supervisors
- Property Maintenance – Maintain property in Class A condition through proper repair and maintenance including the implementation of a PM program.
- Construction (Tenant or building) - Insure any construction is completed in compliance with the approved drawings and contracts.
- Tenant Relations - Establish and maintain close relationship tenants.
- Market Knowledge – Develop a strong understanding of the center’s market.
Experience and Skills Required:
- Good multi-tasking, organizational, management and leadership skills
- Strong computer skills (specifically Microsoft Word and Excel).
- Excellent written and verbal communication skills.
- Five (5) years experience in Property Management.
- This individual must be a self-starter, have a good finance/accounting acumen.

Housekeeping
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Perform housekeeping services as required, including sweeping, mopping spills, dusting, carpet cleaning, vacuuming, glass cleaning, restroom cleaning, hard surface floor cleaning and trash removal. Ability to operate all housekeeping equipment.
